Leicester has a population of almost 370,000 (2021 Census) and serves a wider catchment population of over 500,000, being one of the principal cities of the East Midlands, along with Nottingham and Derby. It is about 25 miles south of Nottingham and about 40 miles to the northeast of Birmingham. The city has good access to the motorway network being situated just to the east of the M1, with access from junctions 21 and 22 via the A46 and A50 trunk roads respectively. The M69 motorway, which leads to Coventry and Birmingham, connects with the M1 at junction 21.

Traditionally local employment was dominated by the garment industry, principally textiles, hosiery, and footwear, becoming more diverse following the decline of those traditional industries. Distribution industries are now a major employer along with the service sector and the city's two universities.

Leicester railway station is situated a little over two miles to the east of the property. From Leicester there are direct services to Nottingham, Birmingham New Street and London St Pancras.
