Welcome to our February Auction Catalogue

Andrew Parker
Partner & Auctioneer

It’s been an exciting start to the month as we’ve seen our Pugh, SDL and Mark Jenkinson auction teams come together under a new single national auction brand – BTG Eddisons Property Auctions - and we're delighted to be featuring over 300 lots in our first combined monthly National Auction Event.

While our name has changed, the teams and expertise that you know and trust remain the same. By unifying our operations, we can offer a wider range of auctions, reach more buyers and sellers, and provide a consistent, high-quality service across the country.

Bidding for our Multi‑Lot Timed Auction opens with Lot 1 on Tuesday 24th February at 10:00am and, closing at staggered intervals on Wednesday 25th February.

Our Live Stream Auction begins with Lot 101 at 9:00am on Thursday 26th February and will be streamed live on our website.

Our National Auction Event includes a range of lots from residential and commercial properties to land and development opportunities, and with guide prices to suit all buyers.

You can view all the February lots here, and once you’ve found a lot you’re interested in, it’s easy to book your viewing, download the legal pack and register to bid.

30 Hectare Former Cattle Farm with Detached 3-Bedroom Home & Outbuildings A rare opportunity to acquire a former cattle farm, extending to approximately 30 hectares (74 acres) with a detached three-bedroom property and a range of outbuildings, set within generous grounds. The house is arranged over two floors and offers well-proportioned accommodation throughout. On the ground floor, the layout comprises a kitchen, utility room, and two reception rooms. The first floor provides three bedrooms and a family bathroom with shower over bath and WC. The property benefits from double glazing, though the central heating system is of unknown working order. Externally, access is via a driveway to the side of the property. Attached to the house is a former outside toilet and coal store. Within the grounds, there are various outbuildings in differing states of repair, providing potential for a range of uses subject to consent. This property represents an excellent opportunity for those seeking a renovation project, farming premises, or lifestyle change in a rural setting.

***POTENTIAL DEVELOPMENT SITE SUBJECT TO PLANNING*** Enjoying a well regarded village location, close to Derby and Toyota, is a traditionally built, detached bungalow, requiring full modernisation, being set back from the road on a delightful level plot extending to 0.56 acres or thereabouts, backing onto open fields. The bungalow requires repair and modernisation, however has the benefit of being double glazed and gas centrally heated and in brief comprises:- entrance hall, rear sitting room, large brick built uPVC double glazed conservatory, fitted dining kitchen with side porch providing access to the adjoining double garage. Furthermore, there are two double bedrooms and fitted shower room. An enclosed stair case is located off from the hallway and leads to a large attic room with far reaching views, and in our opinion lends itself to conversion subject to planning. Outside the property is set nicely back from the road behind a fore garden with an adjacent block paved driveway that provides ample car standing space and leads to the double attached brick built garage with an electric up and over door (to the side there is a dilapidated garage). There is access to the side of the property leads a large enclosed garden enjoying a southerly aspect with countryside views. The property is located on the fringe of Findern village, which is well known for its beautiful village green and being conveniently positioned for Willington Marina, the Trent and Mersey Canal, A38, A50, Derby and East Midlands Airport.

Understanding Legal Packs

Every auction property comes with a legal pack, which contains essential information about the property, including title documents, searches, and special conditions of sale. Buyers are strongly advised to have the legal pack reviewed by a solicitor before bidding. Once you win a bid, you are legally committed to the purchase, so understanding the legal details in advance is crucial.

Auction Day
How the Auction Works

Each property listing shows when it’s due to be sold. For Single-Lot Timed Auctions and Multi-Lot Timed Auctions a countdown panel displays the start time, or, if the auction has already begun, it shows how much time is left to place your bids. During a Live Stream Auction, you can watch the auction in real time and place your bids as each lot is offered, following the auctioneer’s progress just as if you were attending in person.

What is a reserve price?

A reserve price is the price stated as the lowest acceptable figure by the seller. This figure is confidential between the seller and auctioneer.
