A Barnsley fish and chip shop that featured in the iconic British film Kes is set to go under the hammer as part of a mixed-use investment property being offered for sale at auction with a guide price of £160,000.

The detached building, which includes the long-established Casper’s Fish & Chips on Princess Street in Hoyland, will appear in the next online auction held by BTG Eddisons Property Auctions on 24 March.

BTG Eddisons Property Auctions is the new name for regional auction businesses Pugh, SDL Property Auctions and Mark Jenkinson, which have come together to operate as a single national brand.

The fish and chip shop, which has been trading since 1914, appeared in the landmark 1969 film Kes, directed by Ken Loach, which was based on the novel by Barnsley author Barry Hines, A Kestrel for a Knave.

Today the property forms part of a fully let mixed-use investment producing £25,200 per annum. The fish and chip shop itself is let on a nine-year lease producing £7,800 per year. The sale also includes a three-room residential property, which is fully let on assured shorthold tenancies and generates £16,200 annually.

In addition, the lot includes a separate detached two-storey brick workshop or lock-up store, currently producing £1,200 per year on an informal basis, with vacant possession possible on completion.

James Vandenbrook, associate director at BTG Eddisons Property Auctions, said: “Casper’s Fish & Chips is a well-known local business in its own right, but its appearance in such an iconic film gives the property a unique added level of interest. Combined with the residential accommodation and additional workshop space, it makes for an attractive mixed-use investment opportunity.

“The property is part of UK cinema history: Kes, which was mostly filmed in and around Barnsley, is still one of the most celebrated British films ever made and continues to have a strong following more than 50 years after its release.”
