A striking Grade II listed Georgian townhouse in the market town of Alford, known for its use as a fashion and lifestyle photo-shoot location, is set to go under the hammer with a guide price of £195,000.

Rose Villa, on East Street, will feature in the upcoming live stream auction held by BTG Eddisons Property Auctions on 30 April.

Set on half an acre of gardens, the detached property is said to be a rare restoration opportunity and is rich in original features, including elegant sash windows with shutters, decorative cornicing, multiple fireplaces, servants bells and an impressive late-Georgian staircase.

The house was previously owned by a stylist and became known as a location for glamorous lifestyle photo shoots, generating between £50,000 and £80,000 per year. Its characterful interiors, epitomising ‘shabby chic’, have attracted a host of well-known brands and magazines, including the White Company, Joules, Homes & Gardens, Country Living, and Cath Kidston.

The three-storey property has six bedrooms, many with their original fireplaces still intact, two main reception rooms, a traditional kitchen with a Belfast sink and cooking range as well as a host of period details throughout the house.

Externally, there is a cobbled courtyard, a variety of brick outbuildings and a converted stable or studio with a wood-burning stove, power and internet, ideal for home working or creative use. The house’s overgrown gardens have potential for landscaping or further development, subject to the necessary consents, according to auctioneers.

Jim Demitriou, surveyor at BTG Eddisons Property Auctions, said: “This is a truly distinctive and quirky old property with an incredible amount of character and history. Its popularity as a photo shoot location highlights just how attractive it is, and this is a fantastic opportunity for a buyer to restore the house and create something very special.

“Historic properties like this, with such charming original features and a sizeable plot of land, don’t often come to auction, so we expect it to attract a great deal of interest.”

A traditional Lincolnshire market town, Alford has good local amenities and a range of independent shops and eateries, with easy access to the Lincolnshire wolds and coast.

BTG Eddisons Property Auctions is a national auction business formed by uniting the regional brands Pugh, SDL Property Auctions, and Mark Jenkinson and Network Auctions. It now hosts a three-day national auction event every month.
