A plot of land with planning consent for a detached house in the village of Little Eaton, near Derby, is to be auctioned this month with a £180,000 guide price.
The quarter-acre site is located in a quiet cul-de-sac, within the catchment area for the well-regarded Ecclesbourne School. Plans have been approved for a modern, three-bedroom family home, subject to demolition of the existing structure. The plot also includes a large timber-built summerhouse in the grounds.
The land, at Neslea on Bermuda Avenue, will feature in the next live stream auction held by BTG Eddisons Property Auctions on 30 April.
Robert Stone, director at BTG Eddisons Property Auctions said: “Little Eaton is a sought-after village location, a stone’s throw from Derby yet with its own great amenities like schools, shops and pubs, and the Peak District on the doorstep. So this site is a really good opportunity for a developer or a self-builder to construct a family home in a desirable location.”

Little Eaton is a popular residential village on the northern edge of Derby. It has good road links via the nearby A38, providing access to the wider East Midlands road network.
