A well-known butchers shop with living quarters in the village of Stacksteads near Bacup is to be auctioned this month, with a guide price of £99,000.
The Newchurch Road property will feature in the upcoming live stream auction to be held by BTG Eddisons Property Auctions on 28 May.
Built in the late 19th century during the Rossendale Valley’s industrial boom, the stone-fronted four-storey property is a classic example of Victorian "living over the shop" architecture and has been occupied for many years by PH Moore and Daughter butchers.
Featuring a ground-floor retail unit, a dedicated food preparation area, and a large self-contained two-bedroom apartment above, the building is now due to go under the hammer with vacant possession on completion.
Christopher Theocharides, senior commercial surveyor at BTG Eddisons Property Auctions said: “Stacksteads offers a unique blend of traditional community living, dramatic Pennine scenery and commercial potential. The shop is in a busy location with a highly visible frontage and good level of passing trade, from locals and visitors drawn to the surrounding walking and biking trails. Added to this, the region is currently benefiting from a surge of investment, with the redevelopment project in nearby Bacup set to further increase footfall to the area.”
He added, “The local high street is a mixture of traditional shops and new ventures and the relatively low overheads make it an attractive entry point for a retail or hospitality business.
“The auction of this property marks the end of an era for the sole butchers shop in Stacksteads, but presents a fantastic opportunity for a new business to take its place.”
BTG Eddisons Property Auctions is a national auction business formed by uniting the regional brands Pugh, SDL Property Auctions, Mark Jenkinson and Network Auctions. It now hosts a three-day national auction event every month.
