An impressive Victorian residence with large grounds and development potential is to go up for auction later this month with a guide price of £425,000.
71 Halifax Road, in Huddersfield’s leafy Prince Royd area, will feature in the next live stream auction held by BTG Eddisons Property Auctions on 30 April.
The detached property has four bedrooms, three reception rooms and two bathrooms, as well as extensive gardens. There is potential to develop additional rooms at basement level and within the large loft space, subject to planning approval. It is described by the auctioneers as “requiring a full scheme of refurbishment.”
Featuring distinctive Victorian architecture, the stone-built house is characteristic of the grand villas designed for wealthy Yorkshire mill owners and businessmen during the late 19th century and features a large garden and a two-storey coach house, with further scope for development.
Chris Jackson, Associate Director at BTG Eddisons Property Auctions, said: “71 Halifax Road is a historic house set alongside some of the most spectacular properties in Huddersfield. Oozing faded grandeur and charm, it has enormous development potential as an elegant family home and we believe it will appeal to buyers in the building trade, property developers or anyone ambitious enough to take on such a large-scale residential project.”
He added: “The much sought-after area, in the Edgerton Conservation Area, is an affluent, residential location a stone’s throw from Huddersfield town centre, and with easy transport links to Halifax, Leeds and Manchester.
“Opportunities to buy large, historic homes like this at auction, and with clear scope for redevelopment, come up relatively infrequently, so we expect strong interest.”
BTG Eddisons Property Auctions is a national auction business formed by uniting the regional brands Pugh, SDL Property Auctions, Mark Jenkinson and Network Auctions. It now hosts a three-day national auction event every month.
