A five-acre development site in the village of Old Leake near Boston is set to be auctioned this month, with a £385,000 guide price.
The land has been given outline planning consent for a residential scheme, with the potential for an alternative scheme such as a care facility to be developed.
BTG Eddisons Property Auctions has been appointed to sell the site, on Old Main Road in Old Leake in its Live Stream online auction on 30 April.
Outline planning permission has been secured for 32 residential units, and auctioneers say the site could also have potential for an alternative development such as a residential care facility, subject to planning consent.
Under the current plans, 7 percent of the site has been allocated as public space and play areas, and a further 9,000 sq ft has been set aside as a car park for the nearby village primary school.
Christopher Theocharides, Senior Commercial Surveyor at BTG Eddisons Property Auctions, said: “With almost five acres to work with and a very competitive guide price, the site offers significant flexibility.
“Whether a developer chooses to move forward with the approved 32-home scheme or looks at the potential for a care facility, they will be investing in a location that has a strong sense of community and proven track record of demand.”
He added: “Old Leake is a popular village and a desirable place to live, especially for families, with good primary and secondary schools, excellent local amenities and easy access to Boston, eight miles away, and Skegness.”
BTG Eddisons Property Auctions is a national auction business formed by uniting the regional brands Pugh, SDL Property Auctions, Mark Jenkinson and Network Auctions. It now hosts a three-day national auction event every month.
