Pier House, a refurbished 8,000 sq ft four-storey mill close to Wigan Pier, will be auctioned this month with a guide price of £750,000.
The historic brick-built property has been converted to office space and is situated on a half-acre site on Wallgate, opposite the iconic Wigan Pier. It will feature in the next multi-lot auction to be held by BTG Eddisons Property Auctions on 24 February.
BTG Eddisons Property Auctions is the new name for regional auction businesses Pugh, SDL Property Auctions and Mark Jenkinson, which have come together to operate as a single national brand.
The landmark former mill currently has eight tenants occupying 3,000 sq ft of office space, which generate £53,400 a year.
Will Thompson, director at BTG Eddisons Property Auctions, said: “There’s around 5,000 sq ft of vacant, modern office space ready for letting at Pier House and there is significant potential for rental growth via marketing and asset management.”
He added: “Wigan is a great North West location that is currently seeing investor interest in the town boosted as several long-running developments move closer to completion.
“As well as the £135m redevelopment of the former Galleries shopping centre, construction is also well underway on the new indoor market hall, a new Hilton hotel is in progress and some 700 new jobs are due to be created with the regeneration of the former Eckersley’s Mills site.”
Pier House is located in Wigan town centre with direct access to the M6 and M56 via the A58 and good train connections to Manchester and Liverpool. Neighbouring businesses include Halfords, GO Outdoors and Enterprise Car Hire.
